Creating The Ultimate Investor Community
Hosted by Mike DeHaan, Dan Austin, Dylan Koch
In this episode
In this Friday Focus solo episode, Mike DeHaan answers two recurring questions about the Instant Investor Program: why he and Dan run a coaching group if their real estate business works, and how big they intend the group to get. He explains that their business runs on staff and systems, which frees him up to coach, and describes the goal of keeping the group small enough that members actually do deals and fund projects together.
Key takeaways
- Mike says the reason he can spend time coaching and podcasting is that the business was built with staff and systems handling day-to-day tasks — he records episodes in the evening as an end-of-day task.
- Their stated track record: multiple seven figures in revenue and over $10 million in real estate held in their portfolio.
- The group's intent is a working collective, not a large seminar-style program: members provide transactional funding, trade deals, find each other buyers and take down larger projects together.
- At the time of recording the group had about 30 members, and Mike's stated limit is the point where he no longer recognizes who is messaging him.
- Pricing discussed: a $1,000 one-time fee plus $500 per month, with a 50% lifetime discount ($250/month) for anyone joining before the start of 2023.
- Mike argues the price should be high enough to filter out people who aren't serious but low enough not to hurt a member's business — he criticizes programs charging thousands per month or a $30,000 fee as cash grabs.
Show notes
When in conversation about our investor group, we are asked one question quite often, which is, what exactly is our goal with the group as more people join? Along with this question, there have been comments made saying, if what we do really works then we would be off doing it and not needing to create a group.
So, on today’s episode, we wanted to address these points openly because we think we can offer some insight in doing that.
You will hear your host Mike DeHaan explain the vision Dan and Mike have for this investor group to ensure it is beneficial for everyone involved, and how they are able to be part of projects like creating a podcast and a community and still run their real estate business successfully.
So tune in to hear what Dan and Mike are doing to create a group of investors that benefit through community.

Frequently asked questions
Why do Mike and Dan run a coaching program instead of just investing?
Mike says they built a business that largely runs itself through staff and systems, which frees him up to coach. He has a background as a weightlifting coach and considers teaching people to get out of the rat race a passion project done on the side.
How big will the Instant Investor Program get?
Mike doesn't give a number, but says the goal is the opposite of groups with a thousand members where new people ask the same questions and never get access to the coaches. If it reaches a point where he doesn't recognize members messaging him, that's too big.
What did the Instant Investor Program cost in late 2022?
Mike quotes a $1,000 one-time fee plus $500 per month, with anyone signing up before the start of 2023 locking in 50% off the monthly fee for life, or $250 per month.

Speaker 1: [0:02] Welcome to the Collecting Keys Real Estate Investing Podcast with your host, Mike DeHaan and Dan Austin. From wins, losses, horror stories, and tactics for optimizing your business, Mike and Dan take a real uncensored deep dive into the ins and outs of running a full time real estate investment and wholesaling business.
Mike DeHaan: [0:25] What's going on, guys? On this episode of the collecting keys Friday focus, I wanted to dive into what exactly we are trying to build and do with the instant investor program. Because as we've been talking to a lot of people about it, that's been one of the number one questions that's come up. It's been like, what is exactly is our goal with it? And, you know, where exactly is it headed as more and more people start to join? And another question that, I guess, I've gotten kind of on the side, or mainly as I've talked about it on different platforms, is why exactly have you created this group if, you know, what you were doing really worked? You would be off doing that instead of running this group. And I just always think that's super funny. So I wanted to address that on kind of an open platform. So first off for that second question, and why exactly did we create this group and are we running it if the stuff that we teach in the instant investor program, which if you're new, the instant investor program is our group coaching program where we give you the exact blueprint that Dan and I have used to build and operate our business. We've done multi 7 figures in revenue through it. We've bought over $10,000,000 in real estate that's in our portfolio. It is all just like our playbook for how we built up the business to do that. And, you know, people always say, if it really worked, why are you not doing that? Why are you focusing on this podcast and this group?
Mike DeHaan: [1:42] And, ultimately, it's because what we built and what we teach people how to build is a business that runs itself. Right? We have staff, and we have systems in place that allow it to operate relatively well on a day to day basis. You know? And we have people that we pay to do a lot of the day to day tasks. And so that frees me up to pursue my passion project, which is teaching people and coaching people and helping people realize their best selves. So I guess as a sort of anti corporate person, I've become extremely passionate about the fact that, you know, I've realized that life does not have to be about going to a corporate workplace and working, you know, a nine to five for some giant corporation or even like a small corporation that you kinda don't look forward to every day. You know, you don't get to take very many trips. You don't get to, you know, have a ton of vertical potential in your income. And, you know, I've recognized that life doesn't need to be like that for people, and the system that we've built out has allowed me to not have to worry about that. And from my history of coaching, I worked for many years as a weightlifting coach, helping people get in shape. I've competed in fitness sports for a long time. I just have a love for coaching, help people better themselves. So when I can take that love for coaching and turn it into my newfound passion for helping people create a better lifestyle and get out of the rat race, it's kind of a no brainer for me, and it becomes something that I'm really excited about every day and that I love to help people pursue. And so, you know, people always say, like, why are you doing this rather than running your business?
Mike DeHaan: [3:14] Well, I am running my business. I do this on the side. I'm currently recording this at 6PM at night as kinda like the end of the day task, and it's just a fun thing to do. And my goal with it is to be able to enlighten people and give people the same footstep allow people to follow in my footsteps and build out a similar business to me and hopefully reach the same level of success that I've reached. Right? So that's kinda like why we built it out. In terms of what exactly we are trying to build with it, that's another thing that I get asked a lot because so many people worry that we are trying to build this, like, massive group where we're gonna have, you know, like, thousands of people, and it's gonna just sort of lose its culture and individuality, or people aren't gonna get access to us. And I've had a lot of people that, you know, inquire. We hop on a call and they say, like, yeah, I was in, like, so and so's group, and now there's, a thousand people in it. And it's just, like, you know, isn't really what I expected, and I just feel like it's a bunch of new people always asking the same questions. And our goal is to basically become the antithesis of that. And instead of being, like, a massive group where, you know, there's a bunch of new people that aren't getting answers and are able to grow, but it instead is creating a true mastermind collective community full of people who are all pursuing the same goals, who are growing and learning from each other with the same style of businesses. They are investing with each other. They are giving people, you know, transactional funding. They're doing deals together.
Mike DeHaan: [4:47] They're helping each other find buyers. They're bringing each other deals, they're buying and selling deals from each other, they're collectively taking down larger projects. Basically finding people who are maybe new or wanna go to the next level and have the gusto to really jump in, figure out the real estate business, you know, figure out how to find deals, and are doing it in such a similar fashion that they can all join together and make like a I don't know, like, guess, a first string, like, a league team or group of people that can all learn and grow together. So we're not trying to make, like, this huge group coaching sort of thing where it's just, like, you know, we have a bunch of coaches like Rob Kiyosaki, where he has, like, the big seminars, so thousands of people come to you, and you get assigned, like, your one coach with 500 other people. We're trying to make it a true team sport in an ever changing, ever competitive business. And what that looks like in terms of, like, number of people or, you know, total, I guess, like, growth, I guess, I'm not entirely sure yet because, you know, we're still relatively small. We have about 30 members. We are continuing to grow. But all I do know is that if it ever gets to a phase where I suddenly feel like I don't know people that are in the group, you know, someone messages me and I go, who the hell is that? Or there's people that, you know, are, I guess, kinda like outsiders and aren't really fitting into the the situation.
Mike DeHaan: [6:14] That's not where I'm trying to go at all. But we're really trying to build this into a a cohesive awesome system that is helping people really be able to grow and get out of the rat race and is doing so as a massive collective. So we can all go from, you know, being new to reaching financial freedom to generating basic wealth to hopefully as a collective group doing massive deals and all growing and, you know, taking over wherever we are trying to do deals. Right? So that's what I'm going for. Basically, like the a team of investors that we can grow and craft into, you know, one big cohesive unit. So anyway yeah. So those are two big questions I get regularly about our instant investor program. And if you are interested in that, it is, you know, it's a DIY course to build up the basics. But ultimately, what it is, it is a group of investors, and it is unlimited access to Dan and myself to help you build and grow a real estate and off market business, whether that means you're wholesaling, you're flipping, you're buying discounted rentals, whatever that is. We will guide you along the way, as well as all the rest of the members who have a super wide range of experience. If that is something that's of interest to you, you can go check out our new website that we'll have just launched yesterday when this episode comes out, collectingkeyspodcast.com/store. And you don't even have to hop on a call with me anymore if you don't want to. You can literally just go sign up for the 7 figure investor program up until, I guess, in from now until the beginning of twenty twenty three, you can get it. Basically, it's a $1,000 fee, and $500 a month is what it's going to be.
Mike DeHaan: [7:50] If you purchase between now and the beginning of twenty twenty three, you will get 50% off that monthly fee for life. So that will be a $1,000 one time fee and then $2.50 per month, and that will go on forever. So you'll never have your price increase or anything like that. It's a pretty sweet deal. I mean, if you are serious about it, who doesn't wanna save money and that cost, we keep it high enough that it keeps out people that aren't serious, but low enough because we do not want it to be something that inhibits your business. You know, we're not trying to have something that's like a thousands of dollars a month or like a $30,000 fee, which just makes no sense. It's just a cash grab. So anyway, collectingkeyspodcast.com/store. Go and check that out. If you do have any more questions about it or just about us in general, you can go and follow me on Instagram at Mike underscore Invest, and you can shoot me a DM there. I'm happy to chat with you.
