Dan Austin: [0:00] There. Welcome back to another episode of the collecting keys real estate investing podcast. The podcast where we teach you how to make massive income, not just passive income. Because if you listen to this podcast at all, you'll know that Mike and I are all about making massive income, so that you can then choose to invest it in passive things like real estate, instead of sitting here beating your head off the wall, wondering why your rental properties aren't enough to cover your w two salary. Because it's hard to build a rental portfolio that cash flows enough for you to consistently scrape in enough cash. Not that you can't do it, but it is a hell of a lot easier if you can make massive income first through wholesaling and flipping, like we have, and like we continue to do. Anyhow, I am in the throes of developing the agenda, and some of the dialogue and conversations we are planning to have at our upcoming scale community meetup, which is actually just a few days from now, we're going to have that here in Coeur D'Alene, Idaho, just a little hop over from where Mike and I live, thirty minute drive. We're excited to be hosting some of our scale community members. I think we're only gonna have like 15 or 20 people or somewhere in there at this meetup, because we like to kinda keep our meetups a little bit small and quaint. Figured I would share with those of you that aren't gonna be there some of the things we're gonna be talking about, give you a little bit of insight into what we do within the community.

Dan Austin: [1:20] Maybe one day, we'll come out with big, larger, more broad events for non scale community members. We just refocused, I'll say, our Facebook group. It's called the Collecting Keys Off Market Academy. If it's not that, hit me up on Instagram at investor man dan, and say, hey, idiot, that didn't work. Tell me the actual Facebook group, and I'll do that. But I'm pretty sure it's the Off Market Academy, the Collecting Keys Off Market Academy, and so that is our Facebook group, and we are doing a lot of the same stuff we used to do at scale, but we're offering it there, and our scale canoe will be a little bit more high level mastermind. But anyhow, my point being is we'll do some larger events with folks that are in the Facebook group, so if you wanna know more about that, definitely join the Facebook group, and you'll see lots of good content coming out there. But also, if we decide to launch an event or a meetup, you would wanna come, maybe it's gonna be in your hometown, who knows? We like to travel around, we like to get out, especially if it's a sunny place, and it's cold out here in Washington, then we love to travel. Let's dive in. This meetup is gonna be different than our typical Keys Con, as we call it, which is really more of a, I would say, a boot camp for people looking to scale their business. Keys Con is like come in for three days, it's pretty intensive, and we're gonna take you from zero to 100, wherever you're at in your business, and we're gonna really drill into the systems, the KPIs, the processes, everything in your business, and help you walk away with a twelve week plan to get to that next level, or get right into the mindset and mode where you need to go to get ultimately reach your vision. This one will be a little bit more casual, a little bit more networking, a little bit more meetup, but we do have a few intentions, and really our intentions for these for the folks that are gonna show up is that they really truly dive in and understand first, their vision, and what they want their business to look like. What what do you want your business to do for you? Because a lot of us get into this as real estate investors, and we don't really have a vision other than we wanna buy rental properties or get cash flow.

Dan Austin: [3:16] But then as you understand the capabilities of what, like, an off market real estate business can do, the cash flow can generate, then you start seeing and figuring out what you actually want that business to do for you, whether you want it to be huge, or you want it to be little, you wanna be a solopreneur, or you wanna have four acquisition managers, a full staff, full flipping crew, whatever. You everybody has their own flavor how they wanna do this business, and there's no right way or wrong way. But because you get into it, your mind might be shifted, or you learn more, and so what you've got you into this business isn't necessarily what's gonna keep you in this business. And so really drilling down, using some exercises and some focused conversations to identify that vision, at least for the next twelve months, twenty four months. And then the next thing that we're gonna do is really help uncover those constraints, because you have your vision or the direction you wanna go. And if that changes while you're at the the scale community meetup through dialogue and conversation you have with other people, that's totally fine. That's fantastic actually. It means you're getting more informed, more educated. But you have that, but then you have your current state, and we're gonna dive into that current state on each person that's there. It's not like we're gonna let you sit out in the crowd, we throw people on hot seats, we talk to them, we review their KPIs on every part of their business, and truly figure out what their constraint is.

Dan Austin: [4:38] We'll do it as a group, and it'll be fun. It'll be gentle. We won't beat you up. Nobody's gonna get beat up here physically or emotionally, I promise. But the idea being is that you have your vision, and then you have your current state. And the piece that's in between, like that difference, that gap, like that one minus three type gap, or three minus one, whatever you want, that is your actual constraints. And really, what we want to know is what is keeping you from going from today, where you're at, to where you want to be, or getting your business to work for you in the way you want it to. And then it's just diving in, really figuring out those constraints, and then building an action plan. Like, now that you know what's holding you back, how do you take that and convert that into action? And now you can sit at home and do all this stuff, and it's great, and some people are really fantastic about this, and detail oriented, and they write things out, and they build these great action plans. But it's even better when you're sitting in with a group of people, and you're able to bounce ideas off of each other, and do some group exercises where you're gonna write things down, think about it, and then communicate it to somebody else, and say, hey, tell me if this plan is a good plan or bad plan, or how you look at it differently. And then you can really finally dial in those action steps, with the ultimate goal of being able to leave after two days, it's a short two days, with something that's actionable. You know, Mike and I, in our business, we loosely use EOS. We're not affiliated with them at all, but one of my goals is to have people understanding and and being able to fill out a VTO tracker, so that they can look at their next twelve months, their next quarter, and what are those the most important next steps that people need to make to actually start working towards that vision. Because ultimately, you have all these silly real estate meetups, three or 400 people show up, 500 people show up, they go pay, listen to these big people that talk in real estate who, by the way, don't actually do shit in real estate anymore.

Dan Austin: [6:34] They've made their buck, and now all their money is made on education, and running conferences, which are very, very profitable, by the way. And then you walk away with nothing. You have a lot of ideas, and you heard a bunch of old dudes talk about how they used to do it, even though they'll talk about it in current tense, or they'll talk about huge macroeconomic things that honestly, at the end the day, don't affect you and your business when you're talking about off market real estate or or local real estate investment. That you don't you just don't have the action steps. And that's our goal is anytime we we put something in and people are paying to come to this, right, we gotta pay for the accommodations, get everybody set up. So people are contributing money to learning something, we want you to walk away and learn something, and then have actual action steps, and be held accountable, so that's the other piece to it, is you know, within the scale group, you know, we have our Slack group for accountability, where people can post their actual accountability items and be held accountable to. We also have the scale squads, which are accountability squads of like four or five people where you can have your squad hold you accountable for the action you say you're gonna do, because one thing that I've learned through GoBundance, and our GoPods as they're called, which are you know, same thing accountability groups is like, if what you're saying you wanna do isn't matching what you're doing, you're paying to be around people that are gonna say, hey man, like, I really like you, I care about you, but what you're saying is not matching what you're doing. If you actually wanna do what you're doing, then just say you wanna do that, don't bullshit me with this other bullshit. And for me, that's helped, and it's helped me grow and immensely is having that that accountability around me, having that community.

Dan Austin: [8:00] So that's really also the idea of like, building these action steps with and around other people, and then saying, hey, I'm putting this out there, I'm being a little vulnerable, please hold me accountable, and then pick me up when I don't meet these accountability items. Like, pick me up, hold me along, and if you need a little tough love, get a little tough love. That's the goal of the community. That's why you pay to be part of communities is because you want to take the next level. That's the idea of masterminding and educational communities and all those sorts of things. So that's the quick short two days. We're gonna do some fun stuff out there too. I think we're gonna try to do like a golf scramble, which I'm not a big golfer. I don't I still have fun though. It's always a good time. We're gonna do some hiking because that's what you do up in Coeur D'Alene. It's beautiful beautiful lake, beautiful mountains, beautiful it's a beautiful area. The weather's supposed to be pretty dang good as well. So we'll post some pictures.
