Dan Austin: [0:00] Hey there. Welcome back to another episode of the collecting keys podcast. If you are new here and you just cherry picked this episode, would be kinda random. This is the podcast where we talk about making massive income, and not just passive income in the real estate business, because we all as we all know, it's really hard out there to find passive income, passive cash flow. So we like to balance it out with teaching people how to make massive income. On these Friday episodes, we like to talk about things that happened during our week, bitch about or gripe about things, or just talk about a specific topic. And we, here at the scale community at the collecting keys podcast, had a banger of a week last week. We were at our annual event, which we call KeysCon. This one was KeysCon twenty twenty four. If you wanna see some cool recap videos, some highlight videos, go to my Instagram at investor man dan, and you will see some pretty cool stuff. It hypes me up re watching it. We were just there not too long ago, but anyhow, we were down in Palm Springs, California, putting on an event for We usually cap it at like 10 to 12 people out of our scale community, and it is always an amazing event, and this one was no different. The venue was so badass, like, was blown away, like, didn't even think we could find places like this. We had a couple Airbnb's, they're like in this cul de sac, but they were definitely built for, like, I don't know, like vacation or whatever, because they're set up, every room had its own en suite bathroom, so the attendees got to stay in their own rooms, private room, en suite bathroom, with this resort style pool that had like swim up bars, and we catered food in to to for all the meals, so you could really just stay at these houses and just enjoy like a resort weekend. Wow, you're going through like a two and a half day boot camp on how to scale your business from where you're at today.
Dan Austin: [1:51] We have people at varying degrees of their business, and we go through and do some exercises and do some coaching on how to get your business to the next level. We have people all the way down to people struggling to get their first deal, to people that have done hundreds of deals and are looking to still grow their business or take it to the next level, or automate things so that they're not in the day to day as much. So, that being said, it's open to many degrees of skill level, abilities, and experience, however, we do like to filter and make people apply to Go. It's an exclusive event. First filter is you got to be in our Scale community, you have to be part of that. If you're not familiar with the Scale community, go to collectingkeys.com, and you will see a little button at the top, and you can go click down and go look at the scale community and apply if you wanna be in it. But once you're in the community, we don't just take anybody to KeyesCon, because like I said, it's limited seats only, we want it to be intimate. So we cap it at like 10 to 12. Sometimes, we'll push it up a little bit just because people have partners and whatnot that they wanna bring. But anyways, I want to just spend a few minutes recapping the event for those that weren't there.
Dan Austin: [2:55] I know we had some folks that were there that went to our our event last year at KeyzCon twenty twenty three, and they might get a little bit of FOMO, so I wanna share with you what that was, and for those that have never been, give you a little excitement for one day if you if you want attend one of these events, and you're ready to scale your business to the next level, you'll you'll know what it's all about. So, the event was really great. The group of people that were there were so amazing, and one of my intentions was to get to to meet everybody in person, because we are a virtual community, we don't get see people too often in person, we don't get to shake hands, hug each other, high five each other, give each other fist bumps very often. So it was really cool, my intention was to meet everybody in person, and and learn some things about their personal life, because you know, business is business, and it's fun talking about business, but it's also fun when you're in a community of like minded people, you'd be so surprised at how many other things you have in common, or actually just how many cool interests or fascinating people that end up being in these types of communities.
Dan Austin: [3:50] So, I would say that was one of my favorite parts, but we kicked off the first day really helping people set their intentions and understanding how to set a vision for their personal lives, and then we hammer down how to build a roadmap to get there. We talk about understanding how to structure your business through org charts. We talk about understanding how to hire in the different ways to manage people, because ultimately, at some point in time, everybody in this business needs to hire at least one person, even if it's a virtual assistant to start out with. You might not need to hire a person right now, or maybe you need to hire three people. We go through what Mike and I, I famously say this, we paid $50,000 to learn what we teach in just the morning of Keyes Con, and we learned that from our business coach, and honestly, it's really how to take your business from being just a hustler, maybe a solopreneur, and learning how to monetize consistently, and monetize by delegation, so that you can get to a a level of scale that meets your dream, that actually meets your goals. And the idea being is, if you don't know what you're working towards, then you don't have a path, you don't know where to go, you don't know what to do the next day, and then if you do know what you're going towards, you need to have that road map, you need to have that plan. So we really dive in and do a lot of, like, breakout exercises on getting to that level. Then, we spent a ton of time in the afternoon, the first day, giving away our playbook. We gave away our playbook on how we manage our pipeline, and what we're finding is more and more people wanna know how Mike and I have done, you know, taken our solo, him and I off market real estate business from Spokane to dozens of markets across the country, and how we did it at scale. Because, you know, spoiler alert, we do the same thing in all these other markets, we've just had to learn how to do it at scale, and we've had to get really, really good at pipeline management, and understanding how to manage our follow-up with our leads, because as you know, fortune is in the follow-up.
Dan Austin: [5:47] Don't just generate leads, you gotta actually convert those leads, so we talk a lot about how we take a lead from new inception all the way to the closing table and monetize how many leads we can. We talked about KPIs and all the structures you need around management to make sure you're doing well, which was followed up by what I'm super excited to announce is Cody Cressey, who has come on board with Mike and I, and potentially gonna do some sales coaching for the community. He started out our day two with a whole morning session on sales coaching, and it was literally mind blowing. He simplifies it, he talks about sales, how that we're done doing sales the old way, and there's a whole new way of doing sales. And I'm not kidding you, we had guys going home the next day after this, locking up deals off of just straight cold calls. He was on the phone setting appointments for some of our actual scale members, like doing live calls out of their leads to show them how he would do it in their market. So it was so cool to just have somebody with such a talent coaching our folks and showing them the new way of doing sales, specifically to off market real estate because guess what? Cody built one of the biggest, actually probably the biggest off market real estate business here in Spokane. He's flipped hundreds of houses, wholesaled hundreds of deals, and is just an absolute expert, and I'm pumped to say that he's part of our community and one of Mike and I's partners now. We then wrapped it up with really a good discussion around monetization, because we know once you know how to convert leads and get them under contract, the bulk of businesses that make it beyond the 7 figure mark, the reason why they do that is because they know how to dig deep and monetize leads that otherwise would not be able to close because you don't know, hey, don't, you know, you're not digging deep enough into a buyers list, you don't know an agent that's looking for a retail buyer that wants to flip houses that'll pay for a little bit more because they have a different cost structure.
Dan Austin: [7:39] Right? You don't know what you can do from a creative financing standpoint or or how to offload those types of creative deals. So we really talk about and share our perspectives on that and how you can monetize deals, more deals that is. Because the difference between doing two deals a month and four deals a month is not in marketing, to be honest. It's really in how you dig deep and how you're able to exit those deals, whether that's you taking them down or you being able to wholesale them or flip them. And after that, we we ended up with an exercise, it's like a it's a twelve week recap exercise that you can't leave this event until you've written out your top five to seven things you need to do in your business to scale your business to the next level, and then out of those five to seven things, you have to build out weekly tasks that you're going to hit over the next twelve weeks. And, I say this to everybody I teach this to, if you build the system and you work the system, the system will work for you. So, what we're trying to do is help people understand how they can build that system, and how to systematize their goals, so that they can take their business to the next level, and I have never seen anybody that if they did this exercise, that they followed through with it and did everything they said they were gonna do, that that wasn't better for it on the back end. So we really teach that skill set, which is cool because then you can just take that home with you and keep doing it every 12 and and and do every single quarter.
Dan Austin: [9:00] Build your roadmap for what you're gonna do that quarter to to reach your goals. And then, of course, the fan favorite, ask. We did an AMA, ask me anything with Mike Dannen. We brought Cody up on stage for that as well, and really had some thoughtful questions from all the attendees. And it was really fun getting to dive deep and kind of dig deep, really, in some things that are mindset things, emotional things, and or just technical things in the in the business that we don't usually get to talk about, because we just don't know that's what people wanna hear. And so, it was really fun getting to do that with folks. And then, course, the hang with everybody, dude, we were swimming in the pool, we were, you know, drinking White Claws and High Noons, and had some nice cocktails, and had some good tequila there, not that we were all partying, but it's just kinda nice in the evenings to just chill out, got some food catered, we went to a really nice dinner one of the nights out in town, that I thought was spectacular, and just really enjoyed ourself thoroughly. We worked our ass off, everybody that was there was probably put in time, and I promise you, when you go to an event like KeyesCon, don't plan on sleeping. You're gonna get enough sleep so that you're you're sharp by the next day, but you're there networking day and night and you're learning all throughout the day, but it's a it's you're doing it in a comfortable, chill environment around people that you want to be around. I promise you, if you show up there and you're worried about not belonging, you're immediately gonna find out that you are in the right place and you are where you deserve to be and where you've chosen to be.
Dan Austin: [10:25] But I'll wrap that up here, we're about the ten minute mark, and I think that's just enough to recap the the KeyesCon twenty twenty four event.
