The deal unfolded over a period of four months, with Wes dedicating a total of 16.5 hours in phone calls and 150 text exchanges to net a profit of $31,000. But there were roadblocks along the way, including a seller navigating a divorce and not having the funds needed to move out of the property and into a new place before going under contract.
